What we look for (so you don't have to)

Most homeowners worry about three things: dust, uneven color, and unexpected delays. This plan addresses each one up front.

Repairs that disappear

Tiny flaws get louder after new finish. We handle them first so the final look is even.

• Tighten squeaks, set or replace loose fasteners.
• Fill open seams; replace broken or black-stained boards with matching species and grain.
• Feather new boards so the pattern flows and thresholds sit flat.
• Check stair noses, vents, and radiator areas. These are spots that often get missed.

Why it matters: once the finish goes on, mismatched boards and gaps stand out. Fixing them early keeps the eye on the whole room, not the flaw.

Sanding that respects your wood

Not every floor needs the same cut.

• We confirm wood type and thickness (important for engineered floors) before choosing grits.
• Sand in stages, coarse to fine, to flatten without leaving waves or dish-outs.
• Edges, corners, and stairs get detailed by hand so sheen matches the field.
• If the floor has borders or inlays, we protect them and blend carefully.

Why it matters: a flat, consistent surface takes stain evenly and keeps reflections smooth from wall to wall.

Dust, odor, and protecting the rest of your home

Refinishing changes how your home feels for a few days; our setup keeps that manageable.

• Sanders and hand tools run on HEPA vacuums.
• Entry paths are covered; nearby rooms can be sealed with zipper plastic as needed.
• Vents and returns are capped during sanding.
• We choose finishes with the right balance of odor, dry time, and toughness for your situation (kids, pets, schedule).

Note: “Dustless” means low dust, not zero. You'll still see a light film, but far less than a traditional setup.

Finding a color and sheen you won't second-guess

Light, space, and wood species all affect color. We sample on your floor so you can see the real result.

• Red oak vs. white oak, maple, birch, each takes stain differently; we adjust technique (e.g., water-pop on tight-grained woods) for even tone.
• Water-based finishes stay clearer over time; oil-based ambers warm the color, good to know if you like natural vs. golden tones.
• Sheen choices: matte hides scratches best, satin is the common sweet spot, semi-gloss/gloss are showy but need more upkeep.

Why it matters: decisions made under showroom lights often look different at home. Sampling avoids regrets.
